The property market moved from a boom at the end of 2007 to uncertainties due to increasing construction cost. Finally, the property market moved into a relatively quiet market towards the end of 2008. With all the banks trying to tighten their loan terms, obtaining loans for development of all types of commercial building have been difficult in the last three years. Yet, study shows that there is still a high demand for space in office building in area like Kuala Lumpur. From time to time, there are several developments of new office buildings in Klang Valley area. From the study done by JPPH, there is an increase of approximately 10 million square metres of new office space throughout Kuala Lumpur. Yet, the average vacancy rate in office space decreased to 18.6%. This proved that the demand for office building is still able to cater the increase in new office space. Study also showed that there is a new supply of approximately 280,000 square metres of new office space and additional 92,000 square metres of office being refurbished and repositioned in the year of 2009. So, building owners have to struggle to maintain the popularity and the competitiveness of their building. The current lack of new-build development raises the likelihood of grade-A supply shortages when the occupier market returns, creating investment opportunities for carefully targeted refurbishment. But, usually owner is in great dilemma when they are in such situation. As everyone know, the refurbishment of office space offers advantages over new-build which can facilitate the achievement of economic, social and environmental sustainability. But, redevelopment is the ultimate solution for eliminating all problems regarding the maintenance, changing tenants requirement and other probems. Making comparisons between refurbishment and redevelopment is also problematic because the term refurbishment can be used to encompass a wide spectrum of building works, from minor cosmetic improvements through to extensive reconstruction. But, in the majority of cases, refurbishment will be a quicker and cheaper means of restoring second-hand office space to grade-A specification. As a low-cost option, the refurbishment of office space should be intuitively attractive in an economic climate marked by a lack of development finance. But in many cases refurbishment is as costly as redevelopment and likely to carry with it greater risks and physical constraints. Problem statement Malaysian has been accused as a clever builder but poor manager. For example, certain office buildings in Golden Triangle are often looked deteriorated and relatively matured compared to other purposed-built office building. Example of such older office buildings are those office building located on the fringe of Central Business District, like Jalan Ampang. These older office buildings have a higher tendency to be left vacant due to its poor office building images. This will leads to lower rental rate to be paid by the tenants to remain its competitiveness. Other important characteristic of such office building also includes by low occupancy rate, lower quality of the building and services provided. Besides, recent office developments are very likely to adopt green features such as energy saving, reduction of wastage and water usage, as well as the use of environmentally friendly materials. This new trend in development had forced many owners evaluate the condition of their building and try to make several changes to the buildings to attracts more tenants. These efforts are important to attract corporations who fascinate energy-saving and environmental-friendly building. But making such decision is not easy. The owners have to evaluate the cost and benefit of each choice, and determine the solution he desires to improve the condition of his buildings. But other factors also have to take into consideration. For example, the rate of interest the bank would charge for development of different risk, the time of completion and others also greatly affect the decision-making of owner Objectives of study This study has three main objectives. Scope of study The scope of this study will focus on selected office buildings, both building which had undergo refurbishment and those which had undergone redevelopment. To ensure a more complete study, the newly constructed building is also considered as building undergone redevelopment. The respondents of the questionnaire are limited to tenants in Golden Triangle area only. As for the property manager, all property managers can be chosen as the interviewee. Building manager who are hired by owners and acted on behalf of them, will gives their opinions in owner perspectives (maximise profit) and current tenants will voice out their preferences in choosing a building space. Methodology All the relevant data are collected through primary data and secondary data. Primary data includes questionnaire, samplings, interviews and case study. In this study, respondents identified in questionnaire study are selected property manager who represents building ownerà ¢Ã¢â€š ¬Ã¢â€ž ¢s point of view and some tenants within Golden Triangle area through sampling. As for interview session, interviewees targeted are property manager who are the representatives of building owners. Through this interview sessions, benefit of building refurbishment and redevelopment will be ascertained. Finally, case study of three similar office buildings will also be done as the quantitative analysis. All three building will be compared according to the cost incurred for construction and the benefit obtained. Then the differences in term of occupancy rates, rental and others will be calculated to represent the increment in term of market value. On the other hand, collection of data in this study will also includes references such as reference book, journal, articles, conference paper, property market reports, internet/ website searching and other sources. In addition, data will also be collected from books, magazines or newspaper article to obtain general information on building refurbishment and the effects of building refurbishment. Further details of methodology will be discussed in Chapter 3. Structure of Study This study consisted of five chapters. The brief discussion of each chapter is discussed as follows: Chapter 1 Chapter 1 is the introduction of the study. This chapter starts with an introduction of this study with a brief background. Besides, other things like problem statement, scope of study, methodology and others are also discussed in this chapter. Chapter 2 Chapter 2 is about the literature review. In this chapter, definition of building refurbishment and redevelopment, benefit of building refurbishment and redevelopment and others will be discussed in this chapter. Besides, factor influencing decision making of building refurbishment and the tenant preferences will also be discussed. Chapter 3 Chapter 3 is the methodology. Grigory Pechorin: The Superfluous Man Essay -- essays research papers

Mikhail Lermontov's protagonist, Grigory Pechorin, belongs to that group of literary characters known individually as the 'superfluous man.'; Generally an intelligent, educated individual, the superfluous man would appear to be one who has been either unjustly treated or outcast by society in general. The superfluous man attempts to find a place for himself in the world, but perhaps due to the combination of his talents, upbringing, personality and intelligence, continually finds himself on the outs with his peers.   Ã‚  Ã‚  Ã‚  Ã‚  If the above definition is accepted as valid, then Pechorin might appear to be the consummate superfluous man. From the outpouring of his tale of woe to Princess Mary, we may come to the conclusion that Pechorin has no concept of cause and effect, at least not as it applies to himself as the cause. Moreover, it becomes fairly apparent that he is of the belief that he is a victim of the world, which is more interesting, as one considers the culture of victimization that has become popular in recent years. Who has not heard the excuse, 'I did it because my (parents/state representative/dog) (harassed/bit/abused) me when I was a child.'; In my opinion, the growing interest in pop psychology and the related fields of social psychology and child psychology have greatly contributed to the decay of moral rectitude and the concept of taking responsibility for one's own actions.   Ã‚  Ã‚  Ã‚  Ã‚  The translator attributes Pechorin's capriciousness to the lack of employment for his gifts. I do not agree with that assessment, as it has been my experience that only those who have made up their minds to lack direction will be unable to find an activity that occupies their mind and appeals to them. One possible pursuit would be some form of art. Skill matters little, if the activity is pleasing. Cultural appreciation, gastronomical excess, or sexual exercise would all be suitable endeavors. We see that Pechorin certainly takes pleasure in the company of women, though in his own words, 'I must confess I don't really like strong-willed women,'; (111), the female sex does not hold an unbounded appeal for him. But his relationship with Vera, and his reaction to Maxim Maximych's inquiry about Bela clearly show that he is capable of feeling some emotion for others, although he refuses to expressing it. This is entirely Pech... ...given all it needs to survive and learn intellectually, but no moral boundaries, will come to be greatly like a sociopathic personality. They will most likely be incapable of relating to others, save as far as they are themselves effected. They will not display anything near the level of enlightened self-interest that enables society. For all intents and purposes, they will be a sociopath, and due to the initial lack of guidance, they will be at best highly resistant to change, and at worst, totally irredeemable.   Ã‚  Ã‚  Ã‚  Ã‚  Pechorin is either a coward, in which case he should be pitied, if not despised for his unwillingness to change, or he is a sociopath, in which case he should be exterminated, without a spark of guilt or pity, for the benefit of society. He clearly does not fall into the sociopathic category, as his displays of emotion – faint though they are – prove. So he is a coward, unwilling to come to terms with himself.   Ã‚  Ã‚  Ã‚  Ã‚  Pechorin is not merely the superfluous man of the 19th century, but rather a mirror held up for all of humanity. His insensitivity, fear, and self-loathing reflect us still to this day.

Aids prevention and transmission

HIV/Aids prevention refers to all measures put by individuals or groups such as governments, non-governmental sectors, as well as other types of organizations towards the containing of the disease from spreading and attacking more people. Usually preventive efforts have one goal, to halt or bring to considerably low levels, the spread of the disease. HIV/AIDS is transmitted through contact with the body fluids of an infected to open body parts of another person. The fact that, the disease is a serious threat to national economies especially in Africa is highlighted by a recent study by (CDC, 1999) which indicated that, some African governments were spending close to 20% of their national GDP income on Aids related programs (Wolitski, Janssen, Holtgrave, & Peterson, 2004). This is saddening viewed against the backdrop that, many of the developing countries who are, unfortunately the worst affected by the Aids scourge do not have enough capital to finance their national budgets leave alone affording to spend so exorbitantly on Aids related issues. Prevention measures. In order to deal with the problem in a better way, the World Health Organization has come up with programs aimed at specifically dealing with the problem. Such measures involve provision of funds to sponsor specific governments efforts towards Aids prevention, provision of free anti-retroviral drugs, advocacy, as well as through promotion of sex education. So as to better address prevention of the disease, a better understanding of HIV/AIDS is crucial. As noted by, Mason, Noble, Lindsey, et al. 1988), modes of transmission include, direct contact with an infected person’s blood or serum which happens especially when a HIV positive person engages in unprotected sex with another person. This is the most prevalent transmission mode and as a result, it has been a subject of research for many researchers. Other transmission methods include, from mother to baby, which occurs during birth by an infected mother, as well as during breast feeding. Un-sterilized syri nges are also are a common means of blood transmission especially if the syringes are used in multiple instances. Blood transfusion is also another common mode of transmission in many places. This happens in cases whereby blood is not properly screened before transfusion and therefore, contaminated blood ends up being transfused. Prevention Programs In the US, many of the prevention programs have targeted the minority groups as well as young people in high schools and colleges. This is especially the case due to the ample evidence suggesting the groups to be more vulnerable to the scourge. The key to prevention of HIV/Aids lays in the initiation of prevention programs as discussed above. Prevention is the best cure so far to Aids and therefore the government should offer more funds towards prevention programs. There is a need for all stakeholders join efforts and fight the scourge. Further research is also necessary to ensure that, more knowledge is amassed on better methods of fighting the disease. With collaboration from all stakeholders, the fight against HIV/Aids is likely to be won and therefore this will afford governments’ funds to carry out other functions such provision of basic right to citizenry.

Ethics and Corporate Responsibility in the Workplace and the World Essay

Abstract This paper will examine the ethics of a pharmaceutical company by the name of PharmaCARE. Stakeholders will be discussed, and the treatment of rank and file workers versus executives will be analyzed. Also the proposed firing of three of PharmaCare’s workers will be debated. Additionally obligations, protection, and whistleblowing opportunities will be examined on behalf of Allen a manager for the company. PharmaCARE’s environmental initiatives will be assessed and compared to their efforts to stop environmental laws and regulations. The Environmental Response, Compensation, and Liability Act ( CERCLA) will be reviewed, and all provisions which apply to the PharmaCARE scenario will be discussed. PharmaCARE is one of the world’s most successful pharmaceutical companies. It has a reputation for producing high quality products that saved millions of lives, and enhance the quality of millions of others. The company sponsors a program that offers free and discounted medication to low income customers. PharmaCARE has many stakeholders. Stakeholders being any one or group owning a significant percentage of a company shares, or a person or group not owning shares in an enterprise but affected by or having interest in its operation.(W.Dictionary) Having established the definition of a stakeholder, one can concur that PharmaCARE has plenty. When identifying the company’s stakeholders the first that come to mind are the investors, shareholders and employees, without these people the company would cease to exist. The secondary stakeholders are the customers, suppliers, communities, clinics, hospitals, and doctors’ offices, all of these groups have an interest or wil l be affected by the operations of PharmaCARE. Established in New Jersey, PharmaCARE owns a substantial manufacturing facility in the African nation of Colberia. The natives of the land are extremely poor and maintain the lowest standard of living. PharmaCARE employs the natives, paying them a measly one dollar a day salary to gather plants and carry up to fifty pounds five miles. The company executives that run the facility on the other hand live in a luxury compound provided by the company. PharmaCARE’s practice of paying people to work for a dollar a day is totally utilitarian. They are getting cheap labor and destroying the land of the natives without even trying to provide a structure to help the people out of poverty, or provide equipment or facilities to help them replenish their land. PharmaCARE is morally corrupt, they have no sense of community when it comes to their bottom line. The executive of PharmaCARE are paid sizable salaries and are treated well. They are provided with facilities that contain all the amen ities. The lower ranking employees are treated as expendables. They are expected to work in unsafe conditions without complaint, or risk the chance of being fired. They are in some cases paid a salary so miniscule that it can be interpreted as modern day slavery. On the surface PharmaCARE looks to be an ethically sound company but when closely evaluated it is utilitarianism at its worst. Allen Jones a manager for the company was appointed to lead a new division created by PharmaCARE called CompCARE. The subsidiary was a way for PharmaCARE to avoid FDA scrutiny concerning the reformulation and selling of their top selling diabetes drug. The company quickly established CompCARE and did a low cost renovation to an office located close to headquarter. The new formulation of the drug was successful for treating Alzheimer and the success of CompCARE grew. As production and working hours increased employees began to fall ill. An employee brought to Allen’s attention that there was mold on the air vents, after contacting his supervisor Allen was told to ignore the fact. An EE by the name of Donna who previously had perfect attendance became so ill that she could no longer report to work because of the mold. So she eventually filed for workers compensation. Tom one of Allen’s best supervisor threaten to file a complaint with OSHA about the air quality at the fac ility because it was so bad. Lastly an EE named Ayesha filed an EEOC (Equal Employment Opportunity Commission) complaint  inferring that she had been looked over for a promotion because she was Muslim. Allen discussed the EE issues with his boss and was told to fire them all. Firing the EEs would not be the best decision for Allen, he has to consider the legal ramifications of his actions. Legally, Allen cannot fire Donna for filing for workers compensation, an EE is protected by law from retaliation for filing a claim. Donna had excellent work evaluations prior to her illness, Allen would have to provide sufficient evidence that firing her was not due to the filing of a workers comp claim. Firing Donna would surely bring an employment discrimination lawsuit against PharmaCARE, it would be wise for Allen to convince his boss to take care of the mold problem in the facility it would save the company money in the long run. Terminating Tom would also bring litigations against PharmaCARE, Tom could allege that he was wrongfully discharged, because he complained about his unsafe working conditions and threaten to inform OSHA (Occupational Safety and Health Commission). Under the Wrongful Discharge from Employment Act one cannot be terminated for reporting a violation of public policy or not for good cause once a probationary period is completed. Tom was Allen’s best supervisor, terminating him would be illegal. Allen needs to persuade his boss to remedy the mold problem at the facility, he needs to explain to him that it is in the best interest of the company. Lastly Allen could legally fire Ayesha, not because of her filing a complaint with EEOC (Equal Employment Opportunities Commission) but for not being able to substantiate the claim. Under the Employment-at- Will Act he can terminate her unless some type of contractual terms are stated or implied in the employer’s handbook. Allen’s managerial status puts him in a unique position, he has direct contact with the executives and daily interactions with the lower level EE. Allen is faced with legal and ethical issues, Allen has been told to allow workers to remain in a hazardous work environment. The air quality of the workplace is dangerous to the health of any one working in the environment. As a manager he has an ethical and legal duty to report the conditions of his jobsite to first his superiors, then to OSHA if no measures are taken to correct the problem. Allen’s boss has made it clear that nothing will be done about the air pollution, so reporting this problem to OSHA would  benefit Allen legally. As a manager Allen was made aware of the problem by an employee, if the employee decides to contact OSHA and inform them that they reported this problem to him he may be fired later for not taking steps to remedy the problem. Once you submit a complaint to OSHA your company cannot retaliate against you, this will protect Allen from getting fired and having legal action taken against him. Allen reporting to OSHA is his best option, his job will be protected and he would have done the right thing for the employees. PharmaCARE had recently announced its â€Å"We Care about Your World† initiative. They started recycling, and made packaging changes, these steps made them seem community friendly. Even as they took on these green initiatives, they lobbied to block environmental efforts that would benefit the greater good of the people. Also they entered poor villages and exploited the people and the land to their benefit with no moral gauge. It seems that PharmaCARE is promoting an image of environmental stewardship when they are actually ethically corrupt. They are misleading the community with their behind the scenes practices. If PharmaCARE is going to portray themselves as an environmentally friendly company than they should assume the responsibility of initiating a green program in all aspects of their productions within reason. Communities will support a company that they believe to care about the interest of the greater good and not just profit. PharmaCARE is jeopardizing their image w ith these unethical practices and if made public the company could possibly suffer an economic loss. Comprehensive Environment Response Compensation and Liability Act (CERCLA) also known as â€Å"Superfund†, was enacted by Congress in 1980. This law created a tax on the chemical and petroleum industries and provided broad Federal authority to respond directly to releases or threatened releases of hazardous substances that may endanger public health or the environment. The law authorized the EPA to identify companies or individuals responsible for hazardous waste contamination and require them to clean it up. If no party could be found responsible for the contamination then money from the superfund would be used for the cleanup. On October 17, 1986 CERCLA was amended to include more detailed provisions to better the process of  enforcing maintaining and cleaning contamination sites. They include increasing State involvement in every phase of the Superfund program, requiring Superfund actions to consider the standards and requirements found in other State and Federal environmental laws and regulations, and stressing the importance of permanent remedies and innovative treatment technologies in cleaning up hazardous waste sites. There are eleven provisions in all, they were added to give the states more authority in the matters of environmental protection, and bring awareness to the actual dangers to human health from hazardous waste. The author J.K.Rowling had captured the hearts of millions of readers worldwide and she comes back in the 4th book and does it again. The series is basically about an orphan boy whose parents were killed by an evil wizard called by other wizards only as 'He who must not be named'.This may sound like a fairy tale but trust me it's not. The twists and turns in this book will not let you put this book down. It will provide for hours of enjoyable reading. You can call it a mix of Enid blyton's humour and Agatha Christie's suspense. Harry finds out that he is a wizard in the first book and he is taken to a Wizard school by Hagrid, a giant, this book relates his experiences in his 4th yr at Hogwarts (the wizard school). This book is a thriller, a comedy, and a school life story all packed into one. Warner Bros who have bought rights for the first 4 books are going to come out with a movie based on the 1st book in November next year to coincide with the release of the 5th book which ! is in the same month. The Incarnation Of Jesus Christ Introduction The incarnation of Jesus Christ has been a subject of attention from the earliest decades of the formation of the Christian Church. It has not been without its subsequent controversies. Several early councils were convened to address the various issues regarding the Godhead and in particular, the person and nature of Christ. Of these, the fourth great council of Chalcedon established the parameters of the person and nature of Christ in the orthodox view.  [1]  In an attempt to articulate the person and nature of Christ, the German theologian Gottfried Thomasius published a work between 1853 and 1861 entitled: Christi Person und Werk (Christs Person and Work).  [2]  In this essay, Thomasius called attention to the Greek word kenosis found in Philippians 2:7 in demonstrating his theory of the emptying of Christ during the incarnation. Thomasius view of kenosis contributed considerably to the interest in the incarnation principles of Christology. His work became the basis for fu rther studies into what is more commonly called Kenotic theology. This paper will attempt to show that Thomasius view of kenosis is not completely consistent with the formula of Chalcedon and did not adequately comply with the orthodox principles of the incarnation. Development of Systematic Theology As the early church began to grow so did varying opinions as men began to think about the doctrines of scripture in a systematic way. Was Jesus God? First-century Christians saw that the answer was not simple. Nature is not simple, so why then should we expect the Creator of nature be simple?  [3]   Within the first four hundred years of Christianity there arose six major heresies and they all involved an aspect of the person of Christ.  [4]  Then, as now, there are doctrines, which men wrestle with and that still divide themselves over. Even today there are those who would say that some things are too complex to fully understand such as Robertson McQuilkin who said, As we approach the Bible intent on discovering all the truth God intends for us to understand, we should examine our expectations and attitudes, as there are limitations on what is possible.  [5]   Not withstanding, it is the obligation of every Christian to search out the truths of Gods word and to faithfully study it in order to build a competent system of beliefs. With regard to the person and nature of Christ, the words of Millard Erickson ring all the more true when he said, All departures from the orthodox doctrine of the person of Christ are simply variations of one of these [six] heresies. While we may have difficulty specifying exactly the content of this doctrine, full fidelity to teaching of Scripture will carefully avoid each of these distortions.  [6]   The Council of Chalcedon The early councils of the Christian church were ecumenical gatherings of church leaders and scholars who were brought together in order to address the issues that divided the church and sought to set forth declarations that defined the proper understanding of these controversial theological issues that had an impact on the church. Each of the great councils formulated certain dogma about these issues of controversy, which then became the orthodox view of the Christian church. Concerning the first great council of Nicea, Norman Geisler states, The Nicene Creed (A.D. 325) states the uniform belief of all orthodox Christianity that Christ was fully God and fully Man. All heresies regarding Christ deny one or the other of these.  [7]  One of the utmost important issues to the Church was, and rightfully should have been, a proper understanding of the person and nature of Christ. In regard to the council of Chalcedon, which was convened in 451, J. H. Hall wrote: The work of Chalcedon can be understood only in the light of a series of Christological declarations beginning with the Council of Nicea (325). The Nicene Creed declared that Christ is of the same divine substance with the Father, against Arius, who taught that Christ had a beginning and was only of similar substance. The Council of Constantinople (381) both ratified and refined the Nicene Creed, in opposition to continuing Arianism, and declared against Apollinarianism, which stated that Christs human soul had been replaced by the divine Logos. Moreover, Constantinople declared that the Holy Spirit proceeds from the Father and the Son.  [8]   As questions continued to grow about the nature of Christ in the incarnation, so did controversy. The preceding councils established the churches opinion with regard to the deity of Christ that He is indeed of the same substance as the father. Later questions arose with respect to the human side and divine side of the nature of Christ. The Nestorian view held to a separation of the two natures of Christ as opposed to the Eutychian view, which theorized that Christ had only one nature.  [9]  The Nestorian view was rejected at the council of Ephesus but Eutychianism was later embraced. Seeing the continued discord, Pope Leo I instigated Emperor Marcion to call a new council and it was decided that it would be held in the city of Chalcedon. The Council of Chalcedon achieved three important things. J.H. Hall states, First, it reaffirmed the Nicene tradition; second, it accepted as orthodox the letters of Cyril and Leo; and third, it provided a definition of the faith.  [10]  Hall continues, There existed two overarching concerns- maintenance of the unity of Christs person and establishment of the two natures of Christ.  [11]   The Catechetical Lectures of S. Cyril of Jerusalem attribute a section of Epiphanius, Ancoratus, 118, c. AD 374, as being that which contained the Nicene creed which was read and approved at Chalcedon.  [12]  What Chalcedon effectively achieved was setting forth certain parameters about the nature of Christ. That which is formulated to the understanding of these two natures must therefore fall within these parameters in order to remain orthodox. In setting these parameters of orthodoxy, certain attributes must be maintained. One of the most important issues involves immutability. The Definition of Chalcedon sustained the continued immutability of Christ. The council declaration was as follows: Therefore, following the holy Fathers, we all with one accord teach men to acknowledge one and the same Son, our Lord Jesus Christ, at once complete in Godhead and complete in manhood, truly God and truly man, consisting also of a reasonable soul and body; of one substance with the Father as regards his Godhead, and at the same time of one substance with us as regards his manhood; like us in all respects, apart from sin; as regards his Godhead, begotten of the Father before the ages, but yet as regards his manhood begotten, for us men and for our salvation, of Mary the Virgin, the God-bearer; one and the same Christ, Son, Lord, Only-begotten, recognized in two natures, without confusion, without change, without division, without separation; the distinction of natures being in no way annulled by the union, but rather the characteristics of each nature being preserved and coming together to form one person and subsistence, not as parted or separated into two persons, but one and the sa me son and Only-begotten God the Word, Lord Jesus Christ; even as the prophets from earliest times spoke of him, and our Lord Jesus Christ himself taught us, and the creed of the Fathers has handed down to us.  [13]   The Chalcedonian Creed provided the church with a statement that Christ indeed possessed two distinct natures, both a human side and divine side and that he existed in one person in an unchangeable way.  [14]   Gottfried Thomasiuss view of kenosis In the first part of the 19th century, when Ferdinand Baur became professor of theology at Germanys Tubingen University, he [following in the footsteps of G.W.F. Hegel] began in earnest to attack the historical credibility of the New Testament and in particular the Gospel of John.  [15]  But after a series of textual and archeological finds, Adolf von Harnack, who himself once sympathized with Baur, rejected his assumptions stating in 1897 that, The assumptions of Baurs school, one can almost say, are now wholly abandoned.  [16]  This confrontation sparked by the rise of modern criticism produced many such debates and it serves to illustrate the theological climate within which Gottfried Thomasius and other German theologians wrote. Gottfried Thomasius was a Lutheran theologian who in the mid-eighteen hundreds, attempted to develop an acceptable Christology that could withstand the criticism of his day.  [17]  In an attempt to do so, he published his Christi Person und Werk. David Law states, The first edition of Christi Person und Werk appeared between 1853 and 1861. Because of the criticism leveled at the early volumes of the first edition, Thomasius began revisions for the second edition before all three volumes of the first edition had appeared. The second edition was published between 1856 and 1863. A third and abridged edition, edited after Thomasiuss death by F.J. Winter, was published between 1886 and 1888, but it is the second edition that is regarded as the mature and authoritative statement of Thomasisus kenotic Christology.  [18]   Subsequent publications showed Thomasiuss efforts to expound on his notion of kenosis. David Law states, In Beitrag Thomasius argued that the tensions within Lutheran Christology could be resolved only by reformulating the doctrine of the person of Christ in terms of a self-limitation of the Logos.  [19]  In essence this self-limitation is the idea behind Thomasiuss view of kenosis. Law gives a more defined description of this idea stating, It was above all Thomasiuss contribution to kenotic Christology that established him as a major theologian. The noun kenosis and the adjective kenotic are derived from the use of the term ekenosen in Phil. 2:7, where we read of Christ Jesus who, though he was in the form of God, did not regard equality with God as something to be exploited, but emptied himself [heauton ekenosen], taking the form of a servant, being born in human likeness. On the basis of the use of the term ekenosen in this text, kenosis has come to be used as shorthand for a series of issues arising from the claim that Christ is both truly divine and truly human. How can divinity and humanity coexist in the one, united person of Christ without undermining the integrity of either nature? Kenotic christologies are those christologies which attempt to address this problem by arguing that Christ emptied himself of some aspect of his divine nature in order to become a human being.  [20]   The notion of Christ emptying himself of some aspect of the divine nature in an act of self-limitation has serious significance and questions the immutability of God the Son. This comes into direct contradiction with the statement of Chalcedon in several key areas. First, Chalcedon established that the incarnation of Christ did not change, effect or diminish any attributes of deity Christ had before the incarnation. He is without changeà ¢Ã¢â€š ¬Ã‚ ¦Ã‚  [21]  . Secondly, Chalcedon affirmed the distinction of natures, being no way annulled by the union, but rather the characteristics of each nature, being preserved and coming together to form one person and subsistenceà ¢Ã¢â€š ¬Ã‚ ¦.  [22]  The orthodox view is that the incarnation of Christ did not constitute a loss of any aspect of his divine nature, through the act of kenosis or any other such theory. Kenotic Theology Although Thomasiuss influence and that of kenotic Christology in general gave way in Germany in the 1880s to Ritschlianism, kenotic Christology enjoyed a second flowering in Britain.  [23]  In the years following, interest would subside but then unexpectedly grow again as theologians once again reexamine the kenotic theory. In recent years there has been a renewed interest in kenotic Christology (see, for example, Evans, 2006). Any current attempt to formulate a coherent and viable kenotic Christology will need to return to Thomasiuss work, above all to his Christi Person und Werk.  [24]  . In Christian Theology Millard Erickson gives his definition of kenoticism stating, The second Person of the Trinity laid aside his distinctly divine attributes (omnipotence, omnipresence, etc.), and took on human qualities instead.  [25]  In this view, Jesus is not God and man simultaneously, but successively. Kenoticism implies that Jesus is both God and man, just not at the same time.  [26]   Others have thought to develop the position of kenoticism in not such an abrogated way. Instead they incorporate the idea into a more mild form of kenotic theology. In a review of Michael J. Gormans Inhabiting the Cruciform God: Kenosis, Justification, and Theosis in Pauls Narrative Soteriology, Timothy G. Gombis of Cedarville University states, In chapter 1, Gorman develops Pauls master story that demonstrates the kenotic character of Jesus Christ and reveals the very identity of God as kenotic. He focuses on Phil 2:5-11 and argues, based on a thorough exegetical treatment of the passage, that the pattern although [x] not [y] but [z] reveals the narrative trajectory of the kenosis of Jesus. By this, Gorman means although [status] not [selfishness] but [selflessness] (p.16). Jesus Christ had status as God himself but did not exploit this, using it for his own comfort of personal gain. Rather, he pursued several progressively degrading positions on a movement of downward mobility, going eventually to the publicly shameful death on a cross (pp. 16-17). For Gorman, this passage is not properly understood to mean that Christ did this despite the fact that he was in the form of God. Rather, Christ pursued this path because he was in the form of God. In other words, and this is a crucial point for Gorman, Christs being in the form of God is most clearly seen in his self-emptying and self-expenditure (p. 25). In this sense, the very character of God is kenotic (self-emptying) and cruciform (cross-shaped).  [27]   In this passage, the reviewer (Gombis) notes that the author (Gorman) thinks the kenotic passages are not clearly understood. Noting this misrepresentation, he suggests a proper view of kenotic theology. Whether or not Gorman is true in his assumptions remains speculative however it does illustrate the contemporary effort to redefine the implications inherent in kenotic theology. Classical Theology The more classical view of the person and nature of Christ are theologies based more on the Chalcedonian formula and are replete in the theological community. Some theologians have attempted to address the problem of formulating an acceptable understanding of the human and divine nature of Christ always keeping a wary eye upon the parameters of the orthodox or Chalcedonian understanding of the incarnation. From the abstract of Robin Le Poidevins Identity and the composite Christ: an Incarnational delemma, the author states, One way of understanding the reduplicative formula Christ is, qua God, omniscient, but qua man, limited in knowledge is to take the occurrences of the qua locution as picking out different parts of Christ: a divine part and a human part. But this view of Christ as a composite being runs into paradox when combined with the orthodox understanding, adopting a philosophically and theologically contentious perdurantist account of persistence through time, or rejecting altogether the idea of the composite Christ.  [28]   Here the author points out a formula of Christology of the human and divine natures but at the same time, recognizes that it conflicts paradoxically with the Chalcedonian parameters of the incarnation. In this respect, many theologians still show deference to and recognize the importance of the Chalcedonian councils definitive statement. The Chalcedonian parameters have been a staple in guiding theological thought for centuries. George P. Pardington, who was a well-esteemed professor of theology among the Christian Alliance, makes this clear. In his theology primer Outline Studies in Christian Doctrine, He deals with passages in Philippians 2:6,7 and other verses that show the nature of the preexistence of Christ and the incarnations, stating, These and other phrases express ineffable relationships within the Godhead, which we cannot comprehend. On Phil. 2:6 Thayers Greek Lexicon says: Form (Greek, morphe) is that by which a person or thing strikes the vision, the external appearance. There is nothing in this passage, which teaches that the Eternal Word (John 1:1) emptied Himself of either His divine nature of His attributes, but only of the outward visible manifestation of the Godhead. He emptied, stripped Himself, of the insignia of Majesty (Lightfoot). When occasion demanded, He exercised His divine attributes (Moorehead).  [29]   Pardingtons view of the kenotic passages in no way contradicts the Chalcedonian parameters since Christ did not give up any of his divine nature or attributes. Contemporary Debate Roger Olsen has noted that the differing opinions among evangelicals. He states, Kenotic Christology-emphasizing the need to take with utmost seriousness Jesus true humanity, including limited consciousness- has made significant inroads among evangelicals, while other evangelical theologians have resisted and criticized it.  [30]  Olsen continues to describe what he characterizes as a very heated debate among more progressive and conservative Evangelicals stating, As recently as the mid-1990s heresy charges were thrown by conservative evangelicals at more moderate and progressive ones who dared to use the kenotic motif in writing about the incarnation.  [31]   Theologians who reaffirm the Chalcedon formula would be Bernard Ramm and Carl Henry.  [32]  Examples of some who are more outspoken against kenoticism would be Thomas V, Morris, Donald Bloesch, Millard Erickson and Stanley Grenz.  [33]  While Grenz is somewhat critical of kenotic theology, he nevertheless does not espouse the traditional Chalcedon formula either.  [34]  Olsen states, Two evangelical theologians who have attempted to push the frontiers of Christology are Clark Pinnock and Stanley Grenz. Both affirm that Jesus Christ is truly God and truly human, but they are dissatisfied with the classical expression of that belief in Chalcedonian Christology (hypostatic union). They are not so much interested in rejecting it as in supplementing it with new and more helpful thought forms. People today, they argue, are not as tuned as ancient people were to the substance ontologies of Greek metaphysics, and the times call for a new expression of the doctrine of Jesus Christs humanity and divinity.  [35]   While the purpose of this paper is not to critique the various forms of Christology espoused by many theologians among the ranks of evangelicals (and they are many), it is however concerned with the classical Chalcedonian formula of the incarnation, and whether or not kenotic theology adheres to it and why this is important. While there are those who strongly support the Chalcedonian formula, there are others who feel that it is flawed. Roger Olsen notes that both Clark Pinnock and Stanley Grenz are dissatisfied with the classical expression of that belief in Chalcedonian Christology (hypostatic union).  [36]  He once again points to the work of Stanley Grenz to illustrate this stating, Grenz argues in Theology for the Community of God (Grand Rapids: Wm. B. Eerdmans Publishing Co., 2000) that classical Incarnational Christology falls short biblically and logically and revises it using the eschatological ontology (the future as the locus of being) of German theologian Wolfhart Pannenberg. According to Grenz, Jesus Christ is the Logos, who is not to be thought of as preexisting and then descending into human history but as revealing God and therefore belonging to the eternity of God by virtue of his resurrection.  [37]  [Emphasis is Olsens]. Olsen continues with his critique of Grenz showing how it is at variance with classical Christology. This is where the debate becomes relevant to this research with respect to the Chalcedonian formula. Olsen states, The main difference between this Christology and classical Christology [Chalcedonian] lies in its denial of a logos asarkos discarnate or preincarnate Logos or Son of God. For Grenz, Jesus Christ is the Logos, the second person of the Trinity. Whatever tensions or problems may exist in Pinnocks and Grenzs Christology, they are not so much revisions of the hypostatic union as restatements of the basic Christological vision in new terms.  [38]   The abandoning of the basic tenants of the Chalcedonian formula present some extreme difficulties, particularly in light of the doctrine of the Preexistence of Christ which was affirmed at Chalcedon. One of the issues in regard to the nature of Christ concerns his Consciousness. When did Christ come to the realization of who he was? Theologians like Myer Pearlman were more content to leave this question open stating, Just exactly when and how this self-consciousness came must remain a mystery to us. When we think of God coming to us in the form of a man we must reverently exclaim, Great is the mystery of godliness!  [39]  Erickson would say, There were within his person dimensions of experience, knowledge and love not found in human beings. We must recognize that in dealing with Christ, he was more than just a man. He had and maintained all the qualities of a divine nature and a sinless human nature as well.  [40]   Another important issue that must be addressed is that the hypostatic union is permanent and everlasting. What Christ became in the incarnation is what he shall remain eternally (Heb 2:17, 7:24).  [41]  This is a problem for the kenotic view of Christ since that in the kenotic view, according to Erickson.  [42]  Jesus is both God and man, just not at the same time. This would imply a doing away with what Jesus became in the incarnation after his ascension and glorification. Conclusion The question that this research is concerned with may be answered by saying that Gottfried Thomasiuss original view of kenosis is not completely consistent with the formula of Chalcedon and did not adequately comply with the orthodox principles of the incarnation. Wiglaf vs. Unferth in Beowulf :: Epic of Beowulf Essay

Wiglaf vs. Unferth in Beowulf  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚        Ã‚  Ã‚  Ã‚  Ã‚  Ã‚   In the heroic poem Beowulf, not only does Wiglaf demonstrate the importance of heroism to society and the necessity of loyalty to one’s kinsman and lord, but he also sets the context of the final part of the poem. Unferth, on the other hand, presents a rude challenge to the hero, which is not without precedent in heroic poetry,   and thus becomes in the eye of the audience a sort of villainous type. George Clark in his â€Å"Traditions and the Poem,† says that the Waegmundings, to whom both Beowulf and Wiglaf belonged, had both Geatish and Swedish affiliations (35). Wiglaf is described as a son of that famous warrior Weohstan, who played a significant role in the dynastic wars of the Swedes and Geats.

Slave Narrative Essay -- Comparative, Brown, Douglass, Jacobs 1

The purpose of a slave narrative during the American abolition movement was to directly address the violent truth of slavery. But to what effect did the truth of their autobiographical stories have on readers at the time? Within this essay, I am going to explore themes such as truth, motherhood and religion, and how they interact as narrative strategies throughout. In order to support the analyses, my primary authors will be William Wells Brown, Frederick Douglass and Harriet Jacobs 1. The primary texts stated are written in a voice which is antebellum of the American Civil War (1861-65), so it is interesting to see the that the two male authors use their own identity to title their work despite the risks involved, unlike Jacobs who uses pseudonyms to portray her story. Throughout all three texts, there is a familiar structure. Olney comments on how this is 'a sense not of uniqueness but of overwhelming sameness' 2. He continues to state how slave narratives follow a 'chronological, episodic narrative beginning with an assertion of existence' 3. This can be seen in my primary texts, for example, 'I was born in Tuckahoe' (Douglass, Narrative, p.2072) and 'I was born a slave' (Jacobs, Incidents, p.1809). On the other hand, Heermance disagrees, stating that the 'specifically personal, [†¦] unique and exotic, nature [...] made each narrative intriguingly different from its brethren' 4. This quote supports the individuality of each slave, and their reactions and representations of the different forms of violence they were subjected to. However, Andrews justifies the similarity of structures within slave narratives; 'The ex-slave narrators and their sponsors had learned that [...] facts plotted in certain kinds of story structures... ... this analyse of strategies to a close, I believe that the theme of religion creates a greater impact in narratives. This because even without being religious, the scripture is known, thus quotations are relatable. Not only this, the narrators themselves were a huge part of the abolition movement, especially Douglass who wrote and delivered many speeches; 'Morality and religion were one and the same thing for Frederick Douglass, and it should come as no surprise that [...] (Matthew 7:12) would become the perfect embodiment of human equality for him' 15. This concludes how religion within narratives, exposed slave owners' misconception of scripture, and their unholy violence based on those wrong interpretations. The narratives tactfully show the true and fair intentions intended by God for all of humanity, and no doubt this helped the abolition movement dramatically.

LGBTQ Youth Homelessness

Cristina Oliveira Mark Barnes DATE   3 May 2018 LGBTQ youth homelessness The largest and de most powerful nation in the world the United States fell in taking care of their youth. Four million and two hundred thousand children and young adults don't have home in the United States. Youth Homelessness is a national crisis in urban, suburban and rural communities. Lesbian, gay , bisexual, transgender (LGBTQ) make up to only five to seven percent of the general youth population. Forty percent of homeless in the United states are LGBTQ. The statistics is not accurate because lots of them are living with friends they are called â€Å"couch surfing† frequently jumping from one house to another. Others are living with people trading sex for food and shelter. They are kids between 11-24 years old. How this situation starts? Surprisingly LGBTQ are bullied at home, rejected because of their sexual orientation or gender identity, physically, emotional or sexual abuse; aging out of foster care system, and financial and emotional neglect. The problems didn't stop there they are reject and are bullied also at school, in the workplace and social settings. They are kicked out of a family and society for being who they are and this trauma is a part of the lives of these young people. Kids need acceptance, they need experience an environment that supports them for being themselves.Family rejection leads to a host additional risk factors for LGBTQ youth, regardless of their housing status. For example, according to the Family Acceptance Project, LGBTQ youth who come from highly rejecting families are more than eight times as likely to have attempted suicide as LGBTQ peers with no family rejection.While homeless, LGBTQ youth are also at greater risk for traumatic experiences including: engaging in survival sex that often results in sexual assault, victimization, substance abuse, mental health problems, promiscuity, HIV, STDs, social violence, stigma and discrimination.

Inquiring Minds Want to Know-Now Essay

Penton Media is a publisher of several business trade magazines, and their research department is studying the long-term viability of the reader service card within its publications (Cooper & Schindler, 2014). This card is an advertisement card used for readers to request product or service information, and potentially could be generating fewer leads than in the past (Cooper & Schindler, 2014). The research division of Penton Media conducted a meticulous research with many diverse readers through various diverse forms of communication. Penton Media is now faced with the challenge on determining if this reader service card will sustain ad be beneficial in the future. The survey is not clear and is perplexing. Questions should be directive and closed ended. In this survey the questions asked are not directive questions, but moderately open ended questions that would discourage a user from completing the survey. When the questions are not specific it would give feedback that is not what key decision makers are seeking. The wording of the questions is equally adequate for the responses needed; but, they could be more designed to yield desired results. This method could motivates users to not only complete the survey, but also provide honest and reliable feedback. There is not enough purpose or direction present to encourage the participant to give revealing answers (Cooper & Schindler, 2014). Having a more direct, concise, and structured questionnaire would not only get the feedback that is warranted, increase participation, but more time could be used to reevaluate the response that are received. This survey was not designed properly to accomplish the specified objectives. Coding involves assigning numbers or other symbols to the questionnaire for the purpose of grouping the data (Cooper & Schindler, 2014). For each question the researcher must assign numbers to each response available in order to code the data correctly. A code sheet will allow an SPSS system to quickly find the frequency, percent, valid percent, and cumulative percent of each response. The detail of the code sheet will produce detailed SPSS results which will allow the researcher to clearly interpret the data.

Ingredients for Success of Five Guys Burgers and Fries Essay

Determine how Five Guys’ philosophy sets it apart from other fast-food chains. In my opinion what makes Five Guys’ Burgers and Fries different from other fast food chains are the following characteristics: a) Quality: Ingredients such as meat which cannot be frozen, bread which has to be made at least the night before and potatoes produced in locations that allow them to keep their richest nutrients, do not come cheap. But, the fact that Five Guys’ Burgers and Fries decided to make their food only out of fresh products, regardless of the cost, indicates that their target market is people who care about taste, which is why Jerry Murrell focus on â€Å"NO cut corners, but the best is priceless†. (Welch. 2010) b) Options: The customers have the opportunity to customize their burgers to their preferences, choosing from seventeen toppings without extra charge. This is also an example of a new strategy used to capture higher market share in the industry, in which companies are force to come up with, constantly, due to the intensive competitive characteristic of the fast food industry. (Hussein, Et all. 2011) c) Dedication: At Five Guys they take their time to prepare everyone’s meals according to their particular preferences even though it demands extra time and dedication. It is this dedication and time what separates them from common fast food chains where time is measured and food is already prepared or frozen, thereby losing its original flavor. (Burke, Monte. 2012) d) Their type of Marketing: Based on what Jerry Murrell said about treating the customer right and he will sell for you. (Campbell. 2011), I believe that the Five Guys’ Burgers and Fries focus their marketing on customer service and the word of mouth. While others expend a lot of money in marketing, they take certain amount of money and encourage their employee s to earn it by successfully complying with the company’s standards of customer’s satisfaction. (Welch. 2010) Analyze the Original Values for the Start-up company and how it remains strong today. The Values of Five Guys’ Burgers and Fries for start-up were: a) Make good food with good Ingredients: Michael Murray (Manager of Five Guys’ Burgers and Fries at Mabry Village location) said â€Å"We are not a fast food restaurant we are a casual dining place where we offer 100% fresh food, we have no freezers†. (Odish. 2012). They consider their food good because by working with fresh ingredients they can keep the original flavor and its value. (Heffern. 2002). Things like frying their potatoes with peanut oil as a way to reduce cholesterol and control the consumption of fat, is a considerable way to differentiate them from the fast food industry. As it is described in the vol. 8 of SJ Magazine, the fries are hand-cut; the potatoes sticks keep their skin and are soaked in water then partially cooked and sunk into hot peanut oil in order to get the golden brown color. They then come up crispy, creamy, sweet and are seasoned with salt or Cajun spice mix and shaken in a cup that is placed in a paper bag. (Palermo.2007) About the meat, this magazine also mentions that it is different because it is crunchy at the edges and tender inside (SJ Magazine, 2008, Vol. 8) which happens because the meat is prepared from fresh ground beef, not frozen. Also, the bread is made every day from the same bakery and distributed to the closest stores. The owner of one of these bakeries was once an employee of the Five Guys’ Burgers and Fries until the Murrell family made him part of their business. Taking this into account, the bread will have the same quality for every store. (Sailors. 2011) a) Family oriented business type: The Five Guys’ Burgers and Fries treat their employees with respect and also encourage them to keep the values of the business by expending 1.5% of their revenues in bonuses for their best employees instead of expending 3% on marketi ng. Michael Murray also said: â€Å"They come and visit us, they know who we are†. (Odish. 2012). Furthermore, in my opinion, the fact that the Murrell family keeps the control of the franchises by making the rules the same for everyone has busted their success. Wherever you go, you will find the same quality of food and the same flavor. The aim to make franchising work on their terms. (Rosenwald. 2006). Janie Muller explains the way her family sees and manages their business when she said: â€Å"We are a family and we have gone in this journey together†. (Rosenwald. 2006). Jerry Murrell also explains that it is important to have the employees feel a sense of ownership and accountability (Wiley Plus, 2012). This behavior toward the employees is also a good strategy because when the employees feel that they are treated like partners, they act with consideration and respect for the business and the one those who have given them the opportunity. a) Quality and Care: Overall, these qualities have made of The Five Guys’ Burgers and Fries special and different from others in the fast food chain. â€Å"Whoever cares for its customers received appreciation in return† Murrell said (Welch.2010). Encouraging their employees to keep their stations clean, auditing them twice a week from two different third parties, guarantees that the employees will comply with their duties not only for responsibility but also for bonuses. Enumerate three factors that contributed to Five Guys’ Burgers and Fries success in such a short time and what effect, if any, external markets had on these factors. Rogers (1995) refers to innovation as a new idea by someone and diffusion as a process through which an innovated idea is delivered, however Schumpeter, (1939); Tidd, Besant, and Pavitt, (1997) explain that Innovation is a process that includes the creation of a new idea into a product or process that is marketable. (Hussein, et all. 2011). The three factors that have contributed to their success in a short time would be: a) No extra charge for the toppings, 3 refills for their 24 oz. drinks, Customers get to eat peanuts while they wait for their meal to be done. (No cut corners). (Sailors .2011) b) High performance in customer service which produces good word of mouth and eliminates the need for marketing. (All of the money goes into the food). (Wiley Plus) c) Fresh food for the consumer and incentive for their employees to maintain a good customer service standard. (Quality). Five Guys has perfected the art of the burger, by keeping its beef fresh [never frozen] and cooking your meal while you wait. (Palermo.2008).This is the way many people picture the Five Guys and their business. How external market has influence on the Five Guys success would be the differentiation between the types of products the rest of the market provide (fast food chains), and the way Five Guys does it. â€Å"We carry the burger alternative to fast food† said Todd Stalling. (Michael Rosenwald. 2006). Assess how ethical and social practices are part of the Five Guys’ culture and provide examples to support your choices. The fast food industry is everyday more competitive due to a large number of fast food chains joining the market and expanding with new ideas. That is why information, ethic, and quality, are important issues. However, some studies have demonstrated that in certain regions some of these issues are more important than others. For example, in Malaysia the information of the product can influence on the consumer’s preferences and therefore, on their shopping behavior, so packaging, for Malaysians, is very important rather than innovation or advertisement. (Hossein; et all. 2011). This competition in the fast food industry has forced companies to develop marketing strategies to approach and capture higher market share. (Hossein, Et All.2011). But, innovated ideas and products are still failing because they haven’t reach the right target or found the right channels of communication to get to the right customer. That is where certain companies like the Five Guys’ have successfully broken the schema of modern marketing buy focusing on the conventional word of mouth. To be able to choose the word of mouth as a marketing strategy, the company must be sure that its products and services have no equal comparisons with other companies, Five Guys’ show this confidence when they put out a board indicating that there is good fast food around the corner if you are in a hurry. (Liz Welch. 2012). The Five Guys’ Team basically believes that once you treat a person right, that person will do the marketing for you and that is why they also focus on putting all of the money in the food instead of dà ©cor or marketing. For example, they only use potatoes from Idaho, where they grow slowly and therefore, more solid. They also based their prices on the margins, the price is raised or lowered to reflect their costs. For instance if the tomatoes are scarce and the price is high they will raise the price of the burger instead of eliminating the tomatoes or minimizing the amount of it. (Welch.2010) As explained above, their ethic in keeping quality of their product is so strong that they even made sure that all of the franchises are regulated by the same policy of quality, before they sign a contract with any franchise buyer.
